Most garden rooms fall under Permitted Development (PD) rights, meaning no planning application is required. PD rules allow outbuildings up to 2.5m to the eaves, with a maximum ridge height of 4m for a dual-pitched roof or 3m for any other roof type, and the structure must cover no more than 50% of the total garden area. We assess PD compliance as part of our design process. Listed buildings and conservation areas have different rules, we'll flag this early if it applies to you.
Our garden rooms typically start from £15,000 for a compact insulated studio and range to £40,000+ for large, fully specified garden gyms or bars with premium cladding and bespoke interiors. The biggest variables are size, specification (cladding type, glazing, electrical package), and ground conditions. We provide a fully itemised fixed-price quote after your site survey, so there are no surprises.
Yes. Every garden room we build is fully insulated in floor, walls, and roof to a standard comparable to modern domestic construction. We install a dedicated electrical supply as standard, which powers heating (typically electric panel heaters or underfloor heating), lighting, and sockets. Many clients find their garden room is comfortable year-round with minimal heating costs.
From groundworks start to handover, most garden rooms take 4–6 weeks. Larger or more complex builds, including those with bespoke cladding, extensive glazing, or specialist fit-outs, may take 6–10 weeks. We'll give you a realistic programme at the point of quote so you can plan around it.
We offer three main cladding systems: composite (including Trex, low maintenance, long-lasting), western red cedar (beautiful natural look, requires occasional treatment), and rendered board (a more contemporary, house-extension aesthetic). We can mix and match on features like the front elevation if you want a design-led result. We'll show you samples at the consultation.
