C16 or C24 graded timber stud frame, pressure-treated against moisture and insect damage, built to current Part A structural standards.

Full Insulation

Kingspan or Rockwool insulation in walls, floor, and roof to achieve a U-value of 0.18 W/m²K or better, warmer than many UK homes.

Electrics Included

Dedicated consumer unit, earthed armoured cable from your property, sockets, lighting circuits, and heating. NICEIC-certified installation.

Double Glazing

A-rated double-glazed uPVC or aluminium windows and doors. Bi-fold, French, or sliding options available. Toughened safety glass throughout.

Concrete pad, timber frame base, or screw pile, we choose the right foundation for your ground conditions and level everything to within 5mm.

Build & Fit-Out

Frame, insulation, cladding, roofing, windows, doors, electrics, and interior finish, all by our in-house team over 4–6 weeks.

Handover

Full walkthrough, electrical certification, and 25-year structural warranty documentation. Your garden is left clean and your new room is ready to use.

Insulated Garden Rooms FAQ

We insulate to Part L Building Regulations standards or better, typically a U-value of 0.18 W/m²K in walls, 0.15 in the floor, and 0.13 in the roof. We use Kingspan Kooltherm or equivalent PIR foam board in most applications, sometimes combined with mineral wool quilt in the stud cavity for acoustic performance.

Yes, any new electrical circuit from your home to a garden building requires a Building Regulations notification. Our electrical subcontractor is NICEIC Approved, which means they can self-certify the work under Part P without you needing to apply separately to your local authority. We handle all of this as part of the build and provide the electrical installation certificate at handover.

We offer composite cladding (including Trex, long-lasting and zero maintenance), western red cedar (beautiful, requires occasional oiling), and rendered board with silicone render (contemporary, house-extension aesthetic). We can also mix cladding types for a feature elevation, for example, cedar on the front and composite on the sides. We'll show you physical samples at the consultation.

Yes, a well-built garden room typically adds 5–8% to property value, according to estate agent surveys. The key is quality: a properly built, insulated room is counted as usable living space by buyers. A poorly built shed is not. Our builds are finished to a standard that estate agents and surveyors recognise as a genuine improvement to the property.

Every garden room is bespoke, we build to your exact dimensions rather than selling off-the-shelf sizes. Our smallest builds are around 10m² (e.g. 3m × 3.5m) and our largest have been over 50m². We'll advise on the most efficient sizing for your garden and brief, including what can be achieved within Permitted Development limits.
